Buying or Building ?  

Stop ! Are you about to buy land or build a house ?

These are just two occasions when you really need to be sure where your land boundaries are.

When you purchase an item in a store, don’t you usually inspect it first to make sure you know what you’re paying for? Compare the investment cost when you purchase land. It is extremely important for you to know exactly what you’re getting. It may not even be a matter of intentional deception as some land owners have been known to be wrong in the understanding of where their actual boundaries are. Furthermore, they may not remember to tell you about that encroachment of the neighbour’s concrete wall that exists out in the back yard or that the boundary mark in the NW corner of the property got disturbed when the neighbours were ploughing their field and that they put it back as best as they could.

Insist therefore that you have the boundaries pointed out to you by a licensed Land Surveyor as it could save you a lot of money and stress in the long term.

Another question to consider is the age of the survey plan. If you intend to take out a mortgage on the land, the bank will generally request a recent survey. If at the time of purchase you did not receive an adequate plan, this expense will be yours.

If you thought the investment in the land was large as we know it usually is, then the investment in your house is likely to be even more so. The last thing you want is to find out after you’ve spent thousands or hundreds of thousands of dollars that your house is too close or even partially over the boundary with your neighbours land. This could prove to be a very costly mistake. At the very least, have your boundaries verified by a Land Surveyor before you begin construction and even better, have him also set out the foundation.
